      so do you actually own all the way to the street, i know in many of the subs we do work in the property line stops prior to the ditch/drainage, so we only pipe to the ditch and water from there in , unless the homeowner specifically wants to go to the street , in which case they sign off of the understanding that what happened to you can and will happen to them, build up is going to happen, they cut here every 5-7 years depending on the area

        Wow - pretty compelling photos. How are your lots drawn out there? In Lake Ridge, our lots have drainage like yours that rin parallel to the road. We have HOA also and the property marker is drawn ten feet off the road . It's considered a "right of way" easement and technically isn't our property according to the survey. We keep it up of course but possibly this works to your benefit?

          Most should be owned by the property owner all the way to the street, but the City, County, or HOA will retain the rights for utility and drainage easements for 5-10' on either side of the street. What that means is that the property owner is responsible for maintaining that area under normal circumstances, but the City, County, or HOA has the right to use that area to make improvements and/or relocate utilities or drainage pipe. That said, that doesn't mean they can bring in a contractor and make changes that negatively effect any of the owners' property as is what happened to kbscobravert.

            if the owner doesnt own the property and ran piping to it, how is that different than if he laid it in the street and it got broken, its not his in the first place , i dont see where he has a leg to stand on if its marked as such

              Easement is the key word. I own to the street but the hoa is free to fuck with it like they have done. I am responsible for the maintenance and upkeep and now the repairs.

              All the rain lately has helped smooth out the shitty ruts. Sprinklers are going in tomorrow or the next day. Grass to follow.

                well thats a pretty crappy situation to be in, around here we only own to the culvert, so i wasnt sure how that would work, best of luck to you

                  12 1/2 pallets of sod laid down today. 7 in the front and 5 1/2 in the back of the house. The ditch looks much better now. Hopefully in a month the grass will be a part of the yard and by spring we should have a green yard again.

                  I am watering it for 12 minutes with the sprinklers in the front and using a hose mounted oscilator for the rear. Watered today, will water tomorrow and with any luck we will get rain on Tuesday that will hold us for a few days.
