so do you actually own all the way to the street, i know in many of the subs we do work in the property line stops prior to the ditch/drainage, so we only pipe to the ditch and water from there in , unless the homeowner specifically wants to go to the street , in which case they sign off of the understanding that what happened to you can and will happen to them, build up is going to happen, they cut here every 5-7 years depending on the area

Wow - pretty compelling photos. How are your lots drawn out there? In Lake Ridge, our lots have drainage like yours that rin parallel to the road. We have HOA also and the property marker is drawn ten feet off the road . It's considered a "right of way" easement and technically isn't our property according to the survey. We keep it up of course but possibly this works to your benefit?Handyman, classic car and antique jukebox collector/restorer, and all around good guy.

All the rain lately has helped smooth out the shitty ruts. Sprinklers are going in tomorrow or the next day. Grass to follow.

12 1/2 pallets of sod laid down today. 7 in the front and 5 1/2 in the back of the house. The ditch looks much better now. Hopefully in a month the grass will be a part of the yard and by spring we should have a green yard again.
I am watering it for 12 minutes with the sprinklers in the front and using a hose mounted oscilator for the rear. Watered today, will water tomorrow and with any luck we will get rain on Tuesday that will hold us for a few days.
