You don't need a real architect. You just need one of those, "I draw house plans," people. A real architect will charge around 15% of the total budget, and that's not a fixed number. They operate on a commission more or less. If you still want a real architect, I can recommend several. My step-dad is an award winning architect, but if all you're looking for is a house plan for a tract house, you don't need one.

I can help you out, but I'm not licensed and it will be with a student copy of it. If I print anything it will say student license copy, Plus I don't have a plotter to print huge copies. I can arrange to use one, but it will cost me 3-5 bucks a page. I still have the software installed on my computers. I'm not near Dallas though and if you draw something out for me to draw on the computer. Well you just basically made your own drawings...

If you're building something small with out a permit or trying to kick rocks to get a basic idea of how much it would cost to build. I would break out a ruler and a good size piece of paper and just draw to scale the best you can. A 36" inch by 36" piece of paper from walmart and a scale of 1/2" = 1' or 1/4" = 1' will get you where you need to be usually. Plus if you took it to a licensed architect you'd already have the guess work of what you want where and all they would have to do it draw it up, put everything in, sign it, and take it to be stamped by the city.

If you're looking for a custom spec home try www.Houseplans.com < They have a black friday sale going on btw. Or www.Eplans.com

            Good luck

What style of home do you like, contemporary, modern, cottage, craftsman? This is important when choosing who designs your home. If you go with a true Architect, interview a few and see who has a passion for the type of home you want. I believe the added cost on the front end for a registered Architect pays dividends on the back-end with a more efficient home that meets YOUR needs, not some generic stock plan for the masses. Think of it this way, your home is the most expensive purchase you will probably ever make yet most people spend more time researching their TV or Car purchase. What kind of sense does that make?
