  • Inspection - Geothermal Heat Pump

    Greetings,
    We have an offer in on a house that has a geothermal heat pump. It's a fairly large house and I was looking for some references to someone who maybe able to inspect/check it and determine...

    1. If it was installed correctly
    2. If there is anything wrong with it
    3. If it was sized correctly
    4. Provide minor details/rundown of the system to me

    We have a normal home inspector coming in, but I specifically want that checked if possible.

    Needs to be tomorrow or friday, so if anyone has any ideas - I'd appreciate it.

    Email sent to my dad, he designs that stuff for fun on the side. He might know someone.

      Would appreciate it. I've called on a couple of people with no response so far. It's a well based system, no vertical/horizontal looped. Company would have to be bonded/insured, just incase something goes wrong since I don't actually own the home. Heck, would want that if I do - but as of now it is someone else's property.

        He's designed every system in each home he's lived in and contracted the well drillers, etc. He has done vertical without any issues, but that was Austin and the drill sites were solid rock all the way.

          No worries on this, found someone to do it out of Lewisville at the same time as my home inspector coming in.

            Okay, all he said was that Oklahoma State's Site has a list of inspectors.

              Am curious about Geo-Thermal. It was touted as more expensive for up-front costs but really efficient. My brother in law had a house built in OK and had geothermal installed. Modest sized home built about 6 years ago, 1800 sqft. Initially his utilty costs were under $100/mo! Need to chk in with him and see how things are going now.
              Handyman, classic car and antique jukebox collector/restorer, and all around good guy.

                This house is in Van Alstyne. It's (by my standards) a large home and their bills do not exceed 400 dollars (electricity). Although the way that information is presented to a buyer, you can't determine cost per kwh.

                I'll post up more details after closing. Generally, what we see is similar to what you probably have in your attic already. Although there are additional water connections and a bunch of other things that I'm still try to figure out.

                  we have geothermal heating/cooling in a 3400 sq ft house. our summer a/c bill is under $200. i may be late, but don't purchase home warranty with AHS. they don't cover geothermal. we had an issue with a water well the first summer we lived here, and they told us to get fucked. i was able to do most of the repair myself. we now live in west tx, and there are not a lot of people who work on these systems.

                    Yeah, I figured that out pretty quick. I'm just going to settle on Old Republic and keep my fingers crossed. It's covered in closing, so it's like a free trial for us. If it fails, we'll just get whatever is broke - fixed as normal.

                    Even with them there is a 1500 limit though.
