I currently have a tired 2 1/2 ton ac system in my 1800sq ft single story house. Anyone have a rough estimate on what Im looking at to upgrade to a newer, slightly bigger system?

You might not get it all back but it WILL make it easier to sell! Plus your bills will go down and the house should be much more comfortable till you do sell it. I WOULD go with a heat pump and the highest sear rating you can afford. Both save money on electricity. You also need a 4 ton unit for that size house. if there isn't a gap, there's part of the problem, the are is not returning to the unit to be recirculated. you said if the door is open it helps, so will making sure there is a 3/4 to 1 inch gap at the bottom of your (interior) doors.first class white trash
