My buddy just bought a bad ass foreclosure for $410,000. The county had it appraised for $600k. He went to argue with them showing it's only worth what he paid and they told him to get fucked. They view it as a luxory home and wouldn't lower the taxes by one penny. I think this is total horse shit cause something is only worth what someone is willing to pay. The bank had this house on the market for over a year also.
I think if you live out in the sticks you can get away from higher taxes . Seeing as how the property gets worth less and less the farther out you live

Owning property with no one ever able to take it from you should be a god given right . Im all for a sales tax instead . Plus theyd have to answer to everyone as to why they ever increased it, and face much more stiff opposition .

Unlike the way they have it now, where if a local area increases them, a small amount of people have to band together and fight the local government .

He balked and they countered with that two years ago the house sold for 600k and they wouldn't budge off that. I'm not saying he didn't get a smoking deal on the house but come on. It sat on the market for over a year and twice BofA turned down his $410k offer. Finally they contacted him and said if he still wanted to pay that they'd accept it. As far as comps go in that neighborhood homes range from 1 million to $375,000.
County appraisals are a completely different game than the one a lender has done on a property, but one could be used against another to protest one way or another.

So own a cheap trailer "summer home" in TX so you can maintain your residency while paying minimum property tax while living out of state in your actual house. Is that not possible?

depending on how nosey the neighbors/police are, they can give you a hard time... they tried to get my sister to get a Colorado ID and register her car one summer while she was staying up there.

we're going to be looking at "vacation properties" in Colorado this summer

I may not be following what you're trying to do, but if your home in Texas is not your primary (homestead) you lose out on that exemption (discount) and end up paying more in taxes.

If he had that kind of trouble he should just file a grievance with a judge. I'd like to see how they intend to prove the house is $190,000 more than what an appraiser values it at. I have a feeling that what happened was he got a good deal, and the home is actually valued at 600k. It's the same shit with cars now, I paid $4k for my jeep and the state valued it at 11k, I had to get an appraisal signed and everything to get them to drop down, I have a feeling he never had an appraisal at that price, only his purchase price - and those are two different things entirely.

How do you define "primary"? I mean, do you have to check in with the government and let them know when you're staying where?

Yup. You can only claim homestead exemption on one property at a time.

Have any of you ever heard of a land patent? I had never heard about it until this afternoon and have been reading about it for the last hour or so. I am by no means an expert on land law but this stuff is pretty interesting.

Too much to copy and past so I will provide the links for anyone interested.

Where you plan to live the majority of the time during the year. I have no idea how they track this, but I assume (tax return address, voter registration, where the tax bill for the property is mailed, etc.
