  • The new homestead...

    We still have to get through appraisal but it looks like I'm going to go from this:

    We had our home inspection yesterday and we are going to hit the sellers up for a new water heater and some repairs. However I'll be happy to take some cash instead. I'm very capable of making the repairs myself but I will absolutely have a plumber do the water heater. The guy that replaced mine a couple of years ago did an outstanding job and brought everything up to code. Even the building inspector was impressed.

    I am going to love all that shade. Even with 100F, it was pretty comfortable with a little breeze. I'm going to put a few ceiling fans on the front porch to help with that. We also have a hot tub out back that seems to be in good condition. I'm going to get someone to sanitize it and make sure it's good to go for winter. I think I'm going to build a deck around it and put a bay of french doors exiting the master bedroom so we can easily slip in and out. There is plenty of privacy in the back yard, so this could be really fun..

    The master bedroom has an addition that doubled the size and added a fireplace. Oh the possibilities..

    I'll take some more pictures the next time we go by and post them up.

    Looks nice.

    I would certainly take into consideration the age of the major appliances (A/C, etc) when putting in a bid. Even if they checked out okay. Ours did too and we had to replace the SOB in two years.

      The appliances are all new, so no biggie there. The HVAC is pretty old but was in very good condition. My home inspector only advised me to get the gas line replaced. It has an older flex line but current code calls for a hard line. Not a big deal.. The water heater is the real issue. It is 19 years old and rusty. It will probably cost about $1000 to replace and bring it up to code.

                  At least ask for a home warranty from the owner. At least it will cover the HVAC for a year, and get you through till next summer. $1000 water heater? Damn.

                    The water heater itself would be about 500 to 800 retail. Of course the plumber can get it at a better price than that.

                    However the house was built in 1992. It has to be brought up to code when a new heater is installed. The city's building inspector is supposed to come out and sign off on it..

                    The code changes will include better ventilation, because it is a gas heater. Also, it will need a drip pan with a pipe leading to the exterior of the house. That wasn't required until just a few years ago.


                    I do expect the seller to pay for a home warranty. I'm OK with replacing the entire HVAC unit in a few years, but I would like to have some time to save the money for it.. I already have to replace the attic fans the AC uses for venting. The motors in those have seized. However, the good thing is that the house is in so much shade that it doesn't get super hot up there..

                              Holy Shit, we got TWO MORE offers tonight. My Realtor is traveling back home so he can't forward them to me until tomorrow morning. Sounds like we might be in the midst of a bidding war.....
